So, you purchased your investment property, you went through and cleaned it up and now you are ready to get a tenant in there.  Now what?  TRU Realty, Inc. is a full service Management Company specializing in single-family homes, town houses, condos and multiple-family homes up to 4 units and more. You can relax and enjoy the pride of ownership, when knowing that your property is being professionally managed by us.

Management Services

Our first step in management services would include a physical inspection of the property and a complete property profile. This would include taking digital pictures of the property; taking inventory of all appliances, mechanical and electrical systems by brand name and model number. (This gives us a quick reference when repairs are needed).

Full time management provides the following:

  • Collection of rents;
  • Pay authorized bills;
  • Provide monthly and year to date financial reports;
  • Issue work orders;
  • Supervise maintenance and repairs;
  • Conduct move in and move out property inspections;
  • Schedule periodic property inspections; and,
  • Handle tenant issues;

Our property set-up fee starts at $295.00 and will depend on the size and nature of the property.

Our monthly management fee is a percentage of the gross monthly rent with a minimum of $95.00 per month.

Leasing Services

Our leasing fee is $595.00 plus classified advertising and would include the following.

  • Inspect the property and discuss ideas on how to enhance its appeal.
  • Set a fair market rent to be competitive.
  • Place the property on our web site with a full description and digital pictures
  • Place a professional For Rent sign on the property.
  • Advertise as may be needed in local newspapers.
  • Show the property.
  • Screen and qualify prospective tenants.
  • Prepare lease documents and review them with the tenant.
  • Schedule and complete a move-in inspection.

The property is now placed in the active tenant files for ongoing management services.

TRU Realty, Inc.’s Check List

Kitchen

Clean all countertops with 409 or equivalent, rinse and wipe dry.

  • Spot clean the walls for splattered grease using cleanser and a light sponge
  • Wash the woodwork removing fingerprints, streaks, food particles, etc.
  • Clean and remove grease from the stove top, the burners and drip pans.
  • Clean the oven, broiler and broiler pan.
  • (If applicable) Clean the refrigerator and freezer inside and out.  Do not use sharp tools to remove ice from the freezer, serious damage can result at your expense.  Leave it turned on – LEAVE THE DOORS CLOSED.
  • Clean and remove grease from the grange hood, both on top and underneath.
  • Wash and wipe dry the windows and sills. Remove surface dirt and clean the window tracks.
  • Clear the cabinets of all items, and wip clean the shelves and cabinet doors inside and out with a damp sponge.
  • Mop and clean the floors and baseboards.
  • Remove all trash, garbage, etc. and place it in a dumpster or haul it away.
  • Clean the light fixtures, removing all dust and bugs.

Living Room/Family Room

  • Sweep the carpet edges next to the baseboards.
  • Wash and clean the windows and sills. Remove surface dirt and clean window tracks.
  • Remove all smudges on the walls with cleanser and a light sponge.
  • Clean fingerprints and dust from the light switches.
  • Have all carpeting professionally cleaned (receipts may be needed).

Bedrooms and Halls

  • Sweep the carpet edges next to the baseboards.
  • Clear the closet floor and shelves of all articles, and wipe it clean.
  • Wash and clean the windows and sills. Remove surface dirt and clean window tracks.
  • Remove all smudges on the walls with cleanser and a light sponge.
  • Clean fingerprints and dust from the light switches.
  • Have all carpeting professionally cleaned (receipts may be needed).

Bathrooms

  • Scour clean with cleanser all fixtures, tub, toilet and basin.
  • Polish the chrome with a soft dry cloth.
  • Clean and remove dirt and soap from the tile around the tub and shower with cleanser and scrub brush.
  • Clean mirror and medicine cabinet with window cleaner and wipe them dry.
  • Remove all mold and mildew with X-14 cleaner or Tilex..
  • Wipe down the walls removing all streaks, fingerprints, hair, makeup, etc.

Other

  • Clean all mini blinds and plastic vertical blinds.
  • The pool/spa must be left cleaned and properly chemically balanced, if applicable.
  • Remove all hooks, tacks, nails, staples, etc. from the walls.
  • Remove all belongings from the property.  DO NOT LEAVE TRASH, RUBBISH OR DISCARDED BELONGINGS ON THE PREMISES, ARRANGE TO HAVE IT HAULED AWAY.
  • The landscaping must be mowed, weeded and returned to its original state.
  • Garage, driveway, sidewalks and patio areas are to be swept clean of leaves or debris.
  • Dog droppings removed, if applicable.

Note – Fees for cleaning and maintenance work: All cleaning will be billed at a minimum of $45/hour with a minimum of one hour charged.  All maintenance will be billed at actual subcontractor’s rate with a minimum of one hour charged.

ALL ITEMS ARE TO BE COMPLETELY MOVED OUT OF THE PROPERTY AND PREMISE AT THE TIME OF THE MOVE-OUT INSPECTION, OR A $25 FEE WILL BE CHARGED FOR A RE-INSPECTION.  PLEASE CONTACT DINH TRUONG AT (510) 209-7471 TO SCHEDULE YOUR MOVE-OUT INSPECTION WHEN YOU ARE READY.

Tenants

TRU Realty, Inc.’s Applicant Requirements

Prior to viewing the interior of properties with an agent of TRU Realty, Inc., you must first fill out a rental application.   Applications can be faxed to you or downloaded from this website.

There is a non-refundable application fee of $30.00.  This fee is to cover our screening and processing costs.

The rental application must be completely filled out and signed. No one under the age of 18 can apply as a party to a residential leasing agreement. Signatures on faxed copies are accepted.  Most applications are processed in 1-2 business days.

Our screening process includes a review of references from your previous landlord(s). As part of the screening process we may verify employment references and salary.

The screening process includes running a credit report.  If approved, applicants with recent bankruptcies and/or credit problems may be required to make advance rent payments. Please discuss any questions or concerns over credit and/or background requirements with the property manager before submitting the application.

Once your application is approved, and after you decide on a property, a $1000.00 deposit will hold that property until 5:00 p.m. the following calendar day.  At which point the balance of the deposit and rent must be received by cashier’s check or money order prior to move in.   This deposit will be applied to the move-in costs.  If the balance is not received by the 5:00 p.m. deadline, your application may be denied, and your $1000.00 will be forfeited.  Remember that payment must be made with a money order or cashier’s check.  Personal checks are no longer accepted for deposits.
